Fairways Apartment Transformation Case Study

A Gold Coast apartment renovation focused on improving layout, light and overall flow.

Why the Original Kitchen Layout Didn’t Work

The original kitchen followed a typical enclosed apartment layout, designed as a U-shaped kitchen with bar-height peninsula seating. While common, this configuration created both physical and visual separation from the living space, reducing openness and connection.

From the living area, the kitchen felt boxed in and disconnected from the rest of the apartment. The bar-height peninsula blocked sightlines and interrupted the natural flow of the space, reinforcing a confined and enclosed feel.

Internally, the layout was inefficient and poorly proportioned. The kitchen extended too deeply into the footprint, creating a tight, enclosed working zone that felt out of balance with the open-plan living area.

Key issues included:

  • A bar-height peninsula with seating that blocked sightlines and reduced openness
  • Multiple corner cupboards, limiting usable storage and creating awkward access
  • Disjointed cabinetry, including upper cupboards with no clear purpose
  • Excessive kitchen depth, making the space feel enclosed and out of proportion
  • Built-in service constraints within the existing structure, limiting layout flexibility
  • A layout that separated the kitchen from the living area, restricting flow and interaction

While the sink positioned under the window was one of the few functional positives, the overall layout was inefficient, dated and disconnected from the way people actually live, use and experience their space.

From a design perspective, the challenge was not simply to modernise finishes, but to completely rethink the layout. This was a full renovation approach focused on improving proportion, restoring connection to the living space, and creating a more functional, visually open environment, all while working within existing structural and service constraints.

The Design Approach

Rather than replacing the kitchen like-for-like, this renovation focused on completely rethinking how the space functioned within the apartment.

The goal wasn’t simply to install a new kitchen, but to improve flow, proportion and connection to the living area, creating a layout that felt more open, functional and aligned with how the space is actually used.

By removing the enclosed U-shaped configuration and eliminating the bar-height peninsula, the kitchen was opened up to the living space. This immediately improved sightlines, allowing the apartment to feel larger, lighter and more connected.

A key part of the redesign was avoiding corner cabinetry altogether. Instead of relying on inefficient corner cupboards, storage was reconfigured into a dedicated pantry, improving accessibility and creating a more practical, usable layout.

The depth of the kitchen was also reduced and rebalanced, bringing it back into proportion with the overall apartment. This removed the sense of enclosure and created a more comfortable, functional working space.

Existing services, including concealed pipework within the timber enclosure, were carefully integrated into the new layout. This allowed the design to remain clean and cohesive without compromising functionality.

The result is a kitchen that not only functions better, but fundamentally changes how the apartment feels, improving both everyday use and overall appeal.

Flexible Pantry Storage Design

Rather than installing fixed cabinetry, the pantry was designed using a modular shelving system commonly used in retail fit-outs.

Steel brackets support adjustable shelf tracks, allowing each shelf to be repositioned as needed. This creates a highly adaptable storage solution that can evolve with the way the space is actually used.

Instead of being locked into predetermined shelf heights, the layout can be reconfigured to accommodate everything from small pantry items through to larger appliances.

This approach delivers several key advantages:

  • Fully adjustable shelving to suit changing storage needs
  • Efficient use of vertical space without wasted areas
  • Easy access to all items, eliminating the limitations of fixed cabinetry
  • A more cost-effective solution compared to custom joinery

By replacing traditional cupboards with an open, flexible system, the pantry becomes a practical, long-term storage solution rather than a static, one-size-fits-all design.

The Outcome

This renovation wasn’t about replacing a kitchen. It was about changing how the apartment worked.

By opening up the layout, improving proportion and rethinking storage, the space now feels larger, lighter and far more connected to the living area.

The result is a kitchen that not only functions better day-to-day, but creates a stronger sense of space and flow throughout the entire apartment.

More importantly, it introduced a point of difference.
In a building where most apartments followed the same layout, this design created something unique, making the property more appealing to buyers and ultimately more valuable.
